My Mortgage Foreclosure Practice
Because I have worked closely with many individuals who faced foreclosure, I have developed a list of banks that I know will work with owners who want to keep their homes. I have handled a wide range of foreclosure actions, using workouts, short sales, modifications and loan restructuring to help individuals avoid the loss of real property.
- Workouts. I can help you modify or restructure your loan to avoid foreclosure. This can include changes in the terms of your loan, including the length of the mortgage, the interest rate, and even the amount financed. It can involve the sale of your mortgage to a new lender with a built-in period of forbearance to allow you to enhance your ability to repay the loan. In some situation, defaulted payments can be moved to the end of the loan or delinquencies can be financed over the life of the loan.
- Short sales. In certain situation, I can help you avoid foreclosure through the short sale of your property. In this scenario, your lender agrees to allow you to sell the property for less than the amount owed and forgives the difference, so that your mortgage is paid off and you owe nothing further to the lender.
- Hardship letters. I will review or draft a hardship letter for you, if you want to exercise your right to request a mediator for a restructure before foreclosure is complete.
